What's Marcy gonna bring to me? Oh, I love that. Today, we have the five negotiation points in a contract. So, what is number one of a negotiation point? Number one is price. What do we have next? Just go down the list. Right. Terms, dates, inclusions, exclusions, and then the contingencies. So, why are these the only five? Why do these matter? They're typically the most important things to both sides of the party. They kind of set the table of how we're gonna get from the agreement to the end of the deal. And usually, they are what's most important to both sides. Right. So, when we're negotiating, we don't always know what the other side is thinking, nor do we know exactly what's being communicated. How can we bridge that gap? There's an amazing little device that we all carry around. We do. It is. It's an amazing little device. I would say pick up the phone and call the other agent and ask, what is the most important thing to your seller? Yes. That I can help my buyer secure the property that they want. Newsflash, sometimes it's not all about price. So, you're saying that sometimes the highest price doesn't always win the day. That's correct. That is correct. Sometimes it's, I don't want to have any inspections as a seller. Sometimes it's, I need to be to Florida because it's getting cold here in Wisconsin and I want to be out as fast as possible. Okay. So, we have to be mindful of the needs and the wants for all parties to try to make a great negotiation. Absolutely. All right. So, that is today's fifth day of intentness for your business.
