Welcome to She Means Business. We're going to be here talking about women owning entrepreneurs who own their own business. We're going to talk about the successes, the failures, the things that happen, the things that don't happen. It's not easy, but here we are. I'm Florinda. I'm Ashley. It's going to be nice to talk. I hope you guys join in and listen. We're going to have lots of things to talk about, lots of different topics, lots of different entrepreneurs and talk about some of the successes they've had, maybe the failures and the things that they've learned. I hope you guys can listen in so that you can make better choices than what we did and have better success, only because learning from us is going to be fun, fun, fun. I'm so excited. I'm excited not only because a lot of the podcasts that I listen to are male-dominated in real estate, so I'm excited to have a women's entrepreneurship podcast so that we can learn from other women. In our little town, we have a lot of women in business, so I'm excited to talk to other people, too, who are in business, whether they've been in business for a year, 10, 20, whatever. We get to learn from them, too. Absolutely. Of course, as you know, I just got a day job, and I needed to do that. Then once I got that day job, of course, what happens to my business? All that business rolls in, doesn't it? Of course it does. Like my brother always says, you have a job, and that gets you more jobs. That's what happened. I started a job, and then I got all of this calls for people, like, ooh, can you train me here? Can you do that? Like, oh, my goodness. Oh, my goodness. Can you explain a little bit about what you do? What I do is I provide consulting for education, educating agencies, teachers, schools, whatever they need, early child care centers. I help teachers become better teachers in the classroom. I want them to love their job. I help them find the why so that they can stay, and that's a really hard thing to do, especially today because the kids we have are different kinds of kids, and that will be a podcast or, you know, a session in and of itself at another time. But that's what I do, and I also do professional development, so I create and I write professional learning so that I can provide that to teachers as well, administrators, and other leadership in education, and my expertise is early childhood education. Love it. I love it, yeah. I think, you know, I was a teacher for three years, so if I would have had someone like you, I would have stayed in it for a little bit longer. Teaching's hard. Yeah. It's really hard. It's not an easy thing to do. Everybody says, oh, but you get the summers off. Oh, so there's a lot more to it than that. I don't even know if that's work. You're absolutely right, and that's where a lot of people are coming from right now, and so my day job is something different, and it's way out of my wheel of, you know, what I do on a normal, or what my expertise is, but I believe that it's a reason. The reason I'm there is to do the mundane, because the mundane are things that I am not really good at, and that may have been what prevented me from having my business be as successful as I wanted it to be. Oh, 100%. I mean, the mundane, when you own a business, it's probably at least half that, you know, working on your systems and doing all those things that are repetitive, and, you know, I have a real estate coach, and she's like, but once you have those systems and you're able to repeat those things over and over, you get it done faster. Right. You get it done faster. You get to take the day off early, and I'm like, fine. I guess that still means I need to do it again. Exactly. It's just like making goals in a list to plan your day ahead of time. I've realized something, because we have our little Facebook group as well for our entrepreneurs here in our little town, and so what I realized was if you plan the day before and you look at your day and you look at the top three things and you do that for two weeks, you'll find what's most important to you. Correct. And then you start working from there to make and meet all of your goals. But, okay, so what I want to do is enough about us and what we've been doing, right? Let's talk about real estate actually really quick. Can you tell me what's trending in real estate? What's going on in real estate, frustrations that you might be having, something recent that you want to share? Okay, so what's going on right now? Real estate is in a weird, we're in a weird head space. I don't even know how to explain it. There's lawsuits that are going on that I'm not going to discuss because they're still, one's settled, but others are ongoing. Right. But, you know, real estate's really good for me right now. I have seven listings, so it's good. I have two that are pending, and I have this one. It's a manufactured home, mobile home to other people, and we've had three contracts on it. We're now on our third contract. Hopefully the third time is the charm. It will. And so every time we've had something come up. The first time we had no railing around the back deck, so they put up the railing. The second time was an insurance buyer financing issue. And this time they're now requiring, so when you walk up the stairs to go into a mobile home, there's no landing pad. Didn't know there was one to be required, but apparently there is. So when you walk up the stairs, after you walk up the stairs, there's supposed to be a three-foot by three-foot landing pad before you walk into the home. This home doesn't have it, and so that popped up. And there's a whole other issue with that with the person, the structural engineer, but I'm not going to get into that either. But it seems like there's always a challenge, and there's always something that has to be overcome in real estate. And, you know, just working through those things is tough, but it's part of the puzzle that we have to solve. And so do you see there as a trend of more people looking for homes or more people trying to sell their homes? That's a good question. More people trying to sell their homes right now. Technically, inventory is still low. I mean, compared to COVID time, you know, like it's much higher than that, but it's still lower than normal. But there's not very many buyers out there right now, so it doesn't feel low, even though it is. There's just not very many buyers because of the interest rates being high. Okay, I see. And so because of the interest rates being high, and then, of course, the holidays are coming up on us, is that always a slow time for real estate? It's always a slow time, yeah. It's always a slow time, and then January 1st hits, and they're like, my goal is to buy a house. I don't know what it is, but January is always a busy time just because everyone's setting those New Year's resolutions. Oh, that's good. And we'll see. And we'll have a guest here, Monica, who's going to talk about finances, so she will be one of the many guests that we have. And she'll be able to help everybody kind of maybe look ahead to see if they want to buy a house. She's going to talk about finances and budgeting. She's a financial coach. Spending plan. And a spending plan. It's a spending plan, not a budget. It's not a budget. Because budget means limits. Exactly. So I have been, you know, coaching with her, doing that financial coaching, and so she's like, well, how does budget feel to you, like the word budget? And I'm like, I hate it. Exactly. You know, I hate it. Because it's like a diet, right? Yeah, exactly. So she has to like abide by these rules and these guidelines, and then she's like, how about spending plan? So I'm really excited for her to talk to everybody and give all of her wealth of knowledge, too, about finances. I know she's primarily with the sandwich generation, but she's beautiful. Yeah, she really is. I think, yeah. And she's got a lot of information, too, for young kids. I mean, she can help work with some kids, you know, her nephew, which is my son, who's 18. He's going to be working with him about his spending plan. He's in college. He has a job, you know, and I think before, you know, when you're young and you're still in high school and stuff, you get your money, and you're like, yeah, let me just spend it like a rock star, you know? I'm like, okay, now you've got a little bit of responsibilities, and I think it's good for him to be able to learn from her. So I'm excited about some of the things that he'll be able to do with the money that he's earning. But we'll have Tracy, who does the acupuncture, and we've got some other women who are nutrition-guided, like Amy, that we're going to talk about here. That's right, because she's all about nutrition. Nutrition and hormones and all of those things. Oh, yeah. Women, you know, we don't talk about that enough, I feel like. Right. But every time I talk to her, I find out something new. I know. There's always something new, right? You can drink this tea for that, or you can take this for that, and I love it. She's got so much information. So this is going to be fun, because Ashley is a millennial, apparently, and I am not. I'm a X-er, and so I'm the OG, y'all. I mean, I remember what it was like before no technology, and here we are with technology. Yeah, I went to a high school for technology, technology and business. Okay, great. So this is going to be a perfect time for us to be – we're going to have a lot of fun. Yeah, we are. So you guys tune in, and I can't wait for the next time that we talk.
